This site is intended to showcase and acknowledge site plans
for proposed new sites or planned expansions of existing businesses
in Hanover County. Recognition on this page may be for a variety
of reasons, including overall thoroughness of site plan preparation,
speed of site plan process completion, innovative site plan design,
cooperation among site plan review departments, agencies and the
design team, potential economic impact of a project, and other significant
factors that cause certain site plans and/or projects to stand out
from time to time.
Current Site Plans Being Showcased:
Enterchange At Northlake
Devon
USA LLC, a commercial real estate development and investment company
that owns and manages a diversified portfolio of properties in the
Mid-Atlantic region, is building a high-bay industrial warehouse
complex of four buildings, which at completion will have a total
of 1,031,000 square feet of floor area. The project is located on
61.53 acres of land, on North Lakeridge Parkway, in the Northlake
Business Park, which lies in the northwest quadrant of the Lewistown
Road and Interstate 95 interchange.
The Enterchange at Northlake project is expected to generate approximately
$ 400,000 annually in property tax revenues at build out. The number
of new jobs to be ultimately created by the project is estimated
to be between 300 and 500. The initial site plan submittal by McKinney
and Company, the engineers for the project, was on May 13, 2003,
and the revised site plan was approved by Hanover County on October
17, 2003. An early land disturbance permit had previously been issued
by the Department of Public Works on July 28, 2003 which allowed
site clearing and grading to commence.
Devon USA expects its first two buildings, currently under construction,
to be ready for occupancy by the first quarter of 2005.
